The Situation
INITIA Real Estate was founded in Edmonton in 2015 by Jonathan Yu, built around a culture of collaboration and agent development. By 2025, the brokerage had grown into a major organization of roughly 1,000 agents and support staff, generating approximately $2.5 billion CAD in annual sales volume. The Transition
INITIA made the decision to transition to eXp Realty, continuing to operate under its own identity as INITIA, brokered by eXp. The brokerage retained its local leadership, branding and team structure while gaining access to eXp's cloud-based infrastructure, agent support systems, training and global referral network.
The relationship was first introduced through Gregory Fawcett, with the path forward shaped further through ongoing collaboration with Randy Dyck and Phil Hahn.
The Outcome
The move allowed founder Jonathan Yu to step back from administrative and compliance pressures and refocus on mentoring agents and building relationships within the organization, which he described as the part of the business that matters most to him. Co-founder Ryan Yu pointed to eXp's tools and training as a way for agents to build supplementary income streams while staying ahead of shifting market cycles.
The transition preserved everything INITIA's agents already knew and trusted about their brand, while removing the operational weight that comes with scaling an independent brokerage internationally.
